These Terms of Service ("Terms") govern your access to and use of websites, services, and products operated by Red Ribbon Group, including Red Ribbon Media, Red Ribbon's property portfolio, and the Red Ribbon partner network (collectively, "Red Ribbon," "we," "us," or "our").
By accessing or using any Red Ribbon website or service, you agree to be bound by these Terms. If you do not agree, do not use our services.
Red Ribbon Group is a Canadian real estate holding company headquartered in Calgary, Alberta. We operate across three divisions: Red Ribbon Media (marketing services for real estate businesses), our property portfolio (active listings, rentals, and investment properties), and our partner network (vetted real estate professionals and service providers). Our in-house real estate agents are licensed under Real Broker AB, Ltd., which is the brokerage of record for all in-house real estate transactions.
Red Ribbon Group operates as a marketing brand and routing network. We connect consumers with independently licensed real estate agents and with vetted external professionals, service providers, and partners inside our network. Specific real estate services (buying, selling, renting, property management, legal, inspection, mortgage brokerage, etc.) are provided by licensed professionals who operate inside the Red Ribbon Group network.
Red Ribbon Group itself is not a licensed real estate brokerage. The real estate agents associated with Red Ribbon Group (including Taryn Pessanha and Marcela Corredato) are independently licensed under Real Broker AB, Ltd. All real estate transactions are conducted under Real Broker AB, Ltd.'s brokerage license. Red Ribbon Group does not provide legal, financial, mortgage, or professional advice. All real estate services provided through our network are delivered by licensed professionals in their respective fields.
You must be at least 18 years of age and able to enter into legally binding contracts in Canada to use our services. By using our services, you represent that you meet these requirements.

Property listings displayed on our websites are provided by Pillar 9 MLS and are subject to the terms and conditions of the Canadian Real Estate Association (CREA) and the Pillar 9 MLS System. Data is deemed reliable but is not guaranteed accurate. Listings are for consumer use only and may not be reproduced, redistributed, or used for any commercial purpose without authorization.
The trademarks MLS, Multiple Listing Service, and the associated logos are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA. Used under license.
Red Ribbon Group routes consumer inquiries to vetted partners inside our network. While we vet every partner against our documented operating standard, Red Ribbon Group does not guarantee the performance, conduct, or outcomes of any individual partner. Partners operate as independent professionals or businesses and are responsible for their own services, advice, and obligations.
Red Ribbon Group may receive referral fees, revenue share, or other compensation from partners when a consumer inquiry results in a transaction. This compensation does not affect the price or quality of services you receive from partners.
Red Ribbon Media provides marketing services to real estate businesses under separate service agreements. The terms of those engagements are governed by the individual service contract signed between Red Ribbon Media and the client business, not these Terms of Service.
By providing your contact information, you consent to receive communications from Red Ribbon Group by email, SMS, and phone regarding your inquiry and our services, in accordance with our Privacy Policy and Canada's Anti-Spam Legislation (CASL). You may unsubscribe from commercial communications at any time.
All content on Red Ribbon Group websites, including text, graphics, logos, images, videos, software, and the Red Ribbon brand, is owned by Red Ribbon Group or licensed to us and is protected by Canadian and international intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from our content without prior written permission, except for personal, non-commercial use.
Our websites may contain links to third-party websites, including partner websites and external services. We do not control these websites and are not responsible for their content, policies, or practices. Your use of third-party websites is at your own risk.
Our services and websites are provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.
Red Ribbon Group does not warrant that our services will be uninterrupted, error-free, secure, or that any information provided will be accurate or complete. Real estate market conditions, property values, and professional advice depend on many factors, and you should not rely solely on information from our websites for major financial decisions.
To the maximum extent permitted by law, Red Ribbon Group and its officers, employees, partners, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill, arising out of or related to your use of our services.
Our total liability for any claim arising from or related to these Terms or our services shall not exceed the amount you paid us in the twelve months preceding the claim, or CAD $100, whichever is greater.
You agree to indemnify and hold harmless Red Ribbon Group, its officers, employees, partners, and affiliates from any claims, damages, losses, or expenses (including legal fees) arising from your use of our services, your violation of these Terms, or your violation of any third-party right.
We may suspend or terminate your access to our services at any time, with or without cause or notice, including if we believe you have violated these Terms. Upon termination, your right to use our services ends immediately. Provisions that by their nature should survive termination (including disclaimers, limitations of liability, and indemnification) will continue to apply.
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein, without regard to conflict of laws principles. Any disputes arising from these Terms or our services shall be resolved in the courts of Alberta, Canada.
We may update these Terms from time to time. The "Last updated" date at the top of this page indicates when the Terms were most recently revised. Your continued use of our services after changes are posted constitutes your acceptance of the updated Terms.
